Management models

It is not necessary for Batižele d.o.o. and the City of Šibenik to decide on an operational location model in relation to investors.

Depending on the development projects, the duration of development and the opportunity for the owner, different models can be applied for individual development projects.

The size of the project, the potential framework for its full consolidation and the potential mixed use suggest that the development model should offer as much flexibility as possible to enable the following:

             • Different development roles of the City of Šibenik depending on the real estate product.

             • Different partners for different real estate products.

• Different partners depending on the development phase: land development, construction works, operations.

In order for the Zone to develop successfully, it is necessary to establish business relations between the owners and future investors, which can be structured in several ways:

             • Direct sale of land to an investor

             • Long-term lease/concession on part of the land

             • By establishing the right to build on part of the property

             • Joint investment of owners and investors / development managers

• By establishing a new SPN Batižele d.o.o. and by entering part of the land into the common capital of that SPN, followed by a partial sale of shares.
