Šibenik Brownfield Urban Regeneration – final analyses are close to completion as international public tender launch approaches in Q1

Batižele industrial site (former Electrodes and Ferroalloys Factory, “TEF”) with a total surface of 221,427 m² presents the most market-ready large-scale brownfield urban regeneration opportunity in Croatia currently. With support from the European Bank for Reconstruction and Development (EBRD) through the Austria CREATE Fund, a consortium of consultants consisting of Mazars, Colliers, M&S Partners and Slaughter&May has been appointed in Phase II of the Project to provide critical support to Batižele d.o.o. in preparing and then conducting an internationally competitive and transparent tender for the development under a Partnership Agreement with the best bidder (investor/developer).

Brownfield urban regeneration of the premium location on the Adriatic coast, close to the historical centre of the City of Šibenik, aims to unlock the site`s value, while integrating the whole new neighbourhood into the City. The neighbourhood will be provided with all necessary infrastructure and public facilities, while the special attention will be paid to fitting public and commercial contents into the space.

In accordance with the Master Plan developed in Phase I of the Project, programme of uses of the site includes residential component, touristic facilities (hotels), retail component, public facilities (e.g. multigenerational facility, parking, multifunctional hall, educational facilities etc.). The Master Plan also provides green areas, roads and public spaces. The site has available communal infrastructure including water, sewerage, electricity, telecommunications and road access.

In the period from June to December 2022, additional analyses, including legal, technical and financial, and economic elements, have been conducted bringing the project in the stage of final preparations for the international public tender launch. Tender process in which the best bid will be selected is expected to be launched in the Q1 2023.
