The international public tender for the Batižele project has been published

The company "Batižele" d.o.o. announced the International Public Tender - Call for Expressions of Interest for the purpose of selecting Investors for the Project "Urban Land Regeneration in Šibenik - Batižele Project".

The subject of the Public Invitation offer is land with a total area of ​​220,839 m2, owned by Batižele d.o.o., which includes real estate with an area of ​​31,500 m² that will be set aside for the benefit of the City of Šibenik and Šibenik-Knin County, and on which they will build and finance public facilities.

We are looking for an investor, which can in nature be one company or a consortium of bidders acting together as one entity. The investor selection process is divided into two phases: Phase A (Prequalification phase) and Phase B (Submission of bids).
In the first phase of the competition, interested investors are invited to submit their expressions of interest no later than February 19, 2024, no later than 12 noon, to the address: Batižele d.o.o., Trg palih branitelja Dominovski rata no. 1 (City of Šibenik office), 22000 Šibenik, and confirm their eligibility.

Within 3 weeks after the end of the first phase, the company Batižele d.o.o. will make a decision on the selection of qualified investors. Selected qualified investors will have the opportunity in the second phase, which will last 12 weeks, to submit their binding offers according to clearly defined evaluation criteria, and each offer must include: a statement of commercial conditions, a master plan, a business plan proposal and a guarantee for the offer.

The process of selecting investors from among the received binding offers will last 6 weeks, and the same process will be based on the evaluation of the financial and technical excellence of the received offers.

Batižele d.o.o. will sell to the selected investor land intended for predominantly residential construction and land for public infrastructure, while for the rest of the development land, a 75-year contract on the right to build will be signed with the investor.

The initial purchase price of land intended for the construction of a residential component per m² is EUR 562.68. The initial purchase price of land intended for the construction of communal infrastructure per m² is 186.53 euros.

The initial fee for the building right is 2.24 euros/m² per year.
